Gawadar is a port city in the Baluchistan province of Pakistan. It is located on the shores of the mighty Arabian Sea opposite to Oman, until 1958 it was Oman’s territory and later Sir Aga Khan purchased it and gifted to Pakistan. It is a sister post of Iran’s Chabahar which is 170 km in the west of Gawadar. Previously, it was a medium sized settlement and it was in 1954 that when the United Nations Geological Survey team on the request of Pakistan recognized its suitability as a deep port. Four years after it was made part of Pakistan. Since then it has been flourishing by leaps and bounds.
Given Gawadar being the gateway to China Pakistan Economic Corridor (CPEC), its importance has just skyrocketed. All the trade through the sea is being carried out via this port and once the CPEC project is complete, China’s trade would go through this sea route. The Gawadar that was seen to be a remote area has now, after the CPEC, has become everyone’s desiderata. A piece of land here has prospects that are going to be doubled in the coming years. Although, from a residential point of view it is not yet well-equipped from a commercial point of view it has got tremendous potential.
It is the development of the area that determines the importance of that area and of course where there are good potentials for investment be it residential or commercial people will rush to avail the opportunity. Gawadar’s potential for investment in property is perhaps the brightest in the country given the prospects of CPEC. The development in Gawadar in recent times has been unbelievable. Owing to the growing demand for property and bright prospects of investment, various housing schemes have been set up here that provide plots and houses at varying prices. The plots that are near to the port and are in close access to the carpeted infrastructure are high in value whereas the plots are that located in a bit remote area are comparatively less expensive. Some of the areas in Gawadar where you can easily find plots are given below:
There are two types of pots i.e. residential plots and commercial plots. Each one has a different price as per the location and facilities. In the center where there is potential for commercial business properties is considerably high whereas in the peripheries where development is yet to see its full footprints, plots there are quite affordable. The housing societies here in view of the future considerations offer up to the mark facilities. Some of the gated communities have an especial system of everything from gas to electricity. The prices anywhere do not maintain linearity and fluctuate according to the market trends. However, a general approximate trend can be observed like the one given below:
5 Marla in PKR ______________ 4 to 25 lac
8 Marla in PKR ______________ 6 to 30 lac
10 Marla in PKR _____________ 8 to 40 lac
1 Kanal in PKR ______________ 10 lac to 1.75 crore
Gawadar as talked about earlier is the nicest city in terms of development. Prior to CPEC, being in the remote area of Baluchistan, it could not get the attention of those in the helm of affairs. However, with the advent of CPEC, there has been substantial progress. Yet, in terms of good healthcare and educational facilities, it is yet to see any considerable progress. You would find government schools for boys and girls along with some not-very-known private schools here in Gawadar. The Chinese government has been very forthcoming in up-gradation and facilitation of the exciting educational and healthcare facilities. The Chinese government has reported having provided assistance in both sectors. Universities. Medical and engineering colleges are yet to be set up in the city, one of the reasons of its less development is its small population. As the 2020 data, the population of Gawadar is 1, 38,000. So, with time all the basic necessities are making their way into the system. These are certainly gradual but not absent.
Keeping in mind the importance of CPEC, which is perceived to be the game-changer for Pakistan, it can easily be understood that how crucial the safety and security factors should be. To this end, the government has recruited special forces not only to protect the CPEC routes but also it serves the whole area. The Chinese engineers and laborers working in these sites especially operating in Gawadar are provided with robust security. In order to avoid any kind of security and safety threats, there have been check posts and proper scrutiny that ensures foolproof security. Unlike, other areas the security here is very tight and unmistakable. So, you need not be apprehensive about this matter.
It is perhaps needless to talk about the investment in Gawadar. However, it is pertinent too. So, the first and foremost thing that you should be cognizant of is that in the near future Gawadar is going to be the hub of trade, business, economy and tourism. It has floodgates that are to be open with the rapid development where one can find immense profitability and productivity. The future of Gawadar is ever-bright with its sun of progress and prosperity about to rise from the horizon. Lucky ones would be those who would be seeing the advancing sun on the horizon of Gawadar with their time investment and farsighted moves. It is perhaps the best time to invest in Gawadar and reap its fruits in the very nest future. Most of us are cognizant of the prospects yet few are really sagacious to act likewise. So, an action a day before may have enormous repercussions than a day after. Go for it!
